SPECIFICATIONS

RCC FRAME STRUCTURE

Seismic-resistant foundation with RCC M20 grade concrete. Super Structure brick masonry with good quality bricks in cement mortar.

PLASTERING

Internal and external double-coated cement plaster with cement finish.

DOORS

Main Door: Best teakwood frame and shutter design with melamine polishing and designer hardware.
Internal Door: Frames with medium teak Laminated/Skin hardwood finish doors.

WINDOWS

Reputed UPVC windows of sliding type with grill and mosquito mesh provided. Openable type windows without mosquito mesh net.

PAINTING

External: Texture paint with a combination of smooth wall care putty finished in specified areas.
Internal: Two coats of acrylic emulsion paint of ICI make or equivalent smooth finish with one coat of primer and two coats of wallcare putty in specified areas.

FLOORING

Bedrooms, living , drawing, dinning and kitchen with vitrified tile flooring of 24x24 inches with three inches skirting. Bathrooms, utility, sitout with ceramic non-slippery, acid-resistant flooring.

CLADDING AND DADDING

Kitchen: Glazed ceramic tile. Dado up to 2 feet height above kitchen counter.
Bathrooms and Toilets: Glazed ceramic tiles, Dado up to 7 feet height above kitchen counter.
Utilities and Wash: Glazed ceramic tile. Dado up to 3 feet height above kitchen counter.

STAIRCASE

Polished granite with stainless steel railing and tinted glass.

KITCHEN

Granite platform with high quality SS sink, provision for fixing of RO system, exhaust fan and chimney provision for modular kitchen units.

UTILITIES AND WASH

Provision for washing machine and wet washing utilities.

PLUMBING AND SANITARY FIXTURES

Well-planned toilet layout with Wet and dry areas. WC with flushed tank and washbasin. All bathrooms will have CP hot and cold wall mixer with shower. All CP fittings are chrome-plated of jaquar make or equivalent.

ELECTRICAL

Concealed copper wiring of reputed brand like Finolex or equivalent brand with modular switches. Seperate MCB in each villa with adequate power and light point in all spaces. AC points in all room, switches of Anchor Roma, Legrand or any equivalent brand.

COMMUNICATIONS

Cable and telephone points will be provided in bedrooms and drawing room.

NOTE

Registration charges, GST applicable as per government norms will be borne by customers only. Customers desiring to modify or upgrade their villa may do so with prior approval and additional payment which will be assessed at the time of approval.

CORPUS FUND

A fee of Rs 3 lakhs will be collected per villa as Corpus Fund which will be deposited in the association account at the time of the handing over of the project.
